Signed letters of intent indication that all required off -site easements and off -site rights -of -way necessaryfor the project can be negotiated in time for the final development plan submittal. Larimer County is in the process of obtaining letters of intent from the City of Fort Collins and they will be secured at the time of the Final Submittal. 14. A development schedule indicating the approximate date when construction of the project, or stages of the same, can be expected to begin and be completed, including the proposed phasing ofconstruction ofpublic improvements and recreational and common space areas. (See attachment') j. Hazardous Materials Impact Analysis (4 copies). This. analysis shall be required for all development proposals that have potential on -site and/or off' -site hazardous materials impacts. The analysis shall conform to the requirements of the Poudre Fire Authority. (See attachment 8) k. Any special natural area or environmental study or report pursuant to Section 3.3 of the Land Use Code as requested by the Director. No known studies or reports required. 2. Site Plan drawings (30 copies) (folded) Note: Parking Data Table on Site plans states that there are 949 off -site parking spaces available, between 240-300 of these spaces will be permitted for employees of the Latimer County Courthouse. The existing and proposed utility systems including sanitary sewers, storm sewers, water, electric, gas and telephone lines, fire hydrants and trash collection areas (See attachment 16) 6. Street cross section schematics shall be submitted for each general category of street, including the proposed width, treatment of curbs and gutters, sidewalks systems and bikeway systems where deviations are proposed from the design criteria and standards of the City. Larimer County Courthouse Project Development Plan Submittal Submittal Requirement (1g) EDAW, Inc. #6F012.01 The purpose of this document is to address the concerns brought forth by the Conceputal Review Team in the letter dated : January 26, 1998. These comments were reviewed by the design to :-n and integrated into the drawings and documents submitted for the Project Development Plan prepared: August 11, 1998. See Project Development Plan prepared August 11, 1998. 2. The number of spaces for accessible parking, bicycle parking and trash enclosures meet the Land Use Code requirements as shown in parking data table on the attached drawings. For trash enclosure locations, refer to attached. 3. See Utility Plan in attached submittal, dated: August 11, 1998. 4. Transformer pad is a screened architectural wall, see Architectural Drawings by: Fentress Bradburn Architects, Ltd. 5.
