NOTICE is hereby given that on July 11, 2016 the City of Fort Collins created a Vested Property Right
upon the following described land:
GENERAL DESCRIPTION:
Capstone Cottages, file number FDP150046. The request proposes to build 201 single-family
dwelling units and one maintenance building dwelling unit with a total of 889 bedrooms, 738 parking
spaces, and a club house, pool, outdoor recreation area, and leasing office, located NE of E. Lincoln
Ave./N. Lemay Ave. An interim street connection to existing N. Lemay Ave. to the west (one-way right
turn in) and an interim one-way (north) street and sidewalk connection to 10t' Street are included. The
site is zoned as Medium Density Mixed Use Neighborhood (M-M-N), and a modification was approved
to allow a net residential density of 8.32 dwelling units per acre.
