Dear Mr. Maxwell,
This letter represents confirmation of Capstone Cottages Final Plan approval and three-year
term of vested rights.
On July 11, 2016, the Final Development Plan (FDP) for the Project was approved by
the Director of Community Development and Neighborhood Services, representing the
date the Site Plan mylars were signed. A subdivision plat of the Property was
recorded July 12, 2016 at reception number 20160044405 of the Larimer County,
Colorado records. The FDP was granted a three year term of vested property rights to
July 11, 2019, in accordance with Section 2.2.11(D) (3) of the Land Use Code.
The term of vested property rights will require all public engineering improvements in
accordance with the approved utility plans to be completed no later than July 11, 2019.
