Re: Landings to 5/12/99 Staff Review Comments
North(:m Engineering has responded to all requests of plans adjustments and
corrections, in particular those from Storm Water and Water / Sewer, and Utilities
plans and Storm Drainage Report have been revised accordingly.
2. Site P an and Landscape Plan have been revised t��QQc�__la,�rrify the trash structure in
consistency with (vis-&-vis.utility plan), the internal modification, the grass
seed i nix note and all other changes required to conform landscape and site plan to
utilitie. ; plans as modified.
3. Ron C onzales at Poudre Valley Fire Authority has confirmed that the plan is in
compl ance with and meets all fire related requirements. See copy of follow up
memc to Ron, enclosed.
4. All ditch company requirements have been met and matters relating to the ditch and
ditch Easement have been agreed to. See copies of our letters of agreement from
the pn isident of the ditch company relating to same. Of course, the final document
is beir g prepared by Gene Fischer reflecting these agreements must be executed
before the ditch company will sign off on the plat and site plan. This fact certainly
shoulc not be any cause for delay in proceeding with the Development Agreement.

5. Temporary Construction Easement (relating to grading and landscape adjustments
on the property immediately to the south in order for the two properties to transition
from c ne to the other and integrate properly. Easement has been recorded by title
insura ice company. We will provide recording documentation to Mark McCallum in
Engin rering as soon as we receive same from the title insurance company.
We very much appreciate your assistance with this project and in expediting the
Developmen• Agreement so we can get started. Since there are virtually no major public
improvements to be constructed, I trust that the Development Agreement will be fairly
simple and a mordingly, we can get it completed expeditiously.
