College Ave., Suite 200, Fort Collins, CO 80525 970 226 5000 • FAX 970 226 5125 January 29, 1999 TO: Various People FROM: Jon Prouty RE: Landings Bay (previously Courtyard Commons) -- General Remarks Our goal in this project is to create an aesthetically attractive townhouse / condominium project with buildings that have attractive elevations and which buildings surround a courtyard. The purpose of the courtyard is to aesthetically, and to some extent, functionally merge the practical and design considerations of vehicle ways, pedestrian ways, parking, landscaping and hardscaping. If this is done successfully, then instead of the ugliness of curbs, gutter, asphalt, and a sea of concrete, we have a plaza - courtyard area that contributes to a quality of life, provides for pedestrians and informal social gathering and, in a very unintrusive way, the needs for vehicular traffic. Only 25% of the garages will access from the courtyard, considerably reducing garage fronts as a significant design factor in the courtyard streetscape. One challenge is trying to imagine what an innovative concept or project will look like. Elevation views and plan views simply don't present an accurate, real -life view. We constructed a scale model of a portion of the courtyard with buildings and garages on both sides, then photographed it, and used the photograph of this actual scale model as the basis for the enclosed color rendering. This is not an artist's conception, but rather, an accurate real -life perspective representation of what this courtyard and these buildings will look like. I am sharing this with all of you who have worked on this project with me so you can more accurately get a feel for the aesthetics, the ambience, and the quality of life of the unique project we are creating here.
