The proposed office, retail and service related uses are appropriate and compatible with
adjacent uses and the Land Use Code. This proposal has submitted the applicable criteria
for Staff review. There are no variance requests being made for any zoning uses other than
those available in the Code descriptions.
(vii) Description of conflicts or disturbances to natural habitat.
There are no known conflicts or disturbances to any natural habitat.
(viii) Concerns of neighborhood concerns/issues.
There are no known neighborhood concerns or issues. The project is an infill parcel
surrounded by other development consisting of similar office and retail/service uses.
(ix) Name of project.
Boardwalk Crossing.
• This project shall be reviewed as a Type I Review per the Conceptual Review,
dated December 22, 2003. Items reviewed with Staff have been reflected on the
submittal documents, as applicable. A Traffic Impact Study has been submitted
and its recommendations reflected on the site plans.
• The legal description of said project is described as: Portions of Lots 1 & 2,
Boardwalk Crossing, Filing 2, Fort Collins, Colorado.
• A single variance is requested to exceed the City Standard of 12" of detention
water in a parking lot. The site is developed on all sides and has limited ability to
support the higher stormwater flows from previous development.

(i) Statement of Principles and Policies.
The Land Use Code principles and policies have been reviewed and meet or exceed the
requirements of applicable sections. The overall design of the site locates the buildings
along the street frontages and subsequently screens portions of the parking areas. The
architectural building design incorporates a compatible group of materials including
masonry, synthetic stucco, high-performance glazing and metal roofing. The landscape
design includes internal parking lot, building foundation and street tree plantings that
compliment the existing character of the neighboring commercial projects.
(ii) Description of proposed open spaces, landscaping, circulation & transition
areas.
There are no existing natural habitats on the site. The site is bound by development on all
sides with specific landscape design for the landscape design of the streetscapes. The
internal landscaping will complement the existing development of adjacent sites. The site is
accessible to and connected to all modes of transportation including pedestrian, bicycle,
nearby bus routes and personal vehicles with direct access to major arterials.
(iii) Proposed ownership and maintenance.
The current ownership will be continued and maintenance provided by same,
Boardwalk Crossing LP.
(iv) Employee estimate.
The employee count for the 15,000 s.f. project is estimated at between 25 to 40.
(v) Description of assumptions and choices.
All choices and design decisions reflect the highest level of quality design that is compatible
with the City Land Use Code requirements.
