Pete, The Plan as submitted has 817 bedrooms divided into 3, 4, and 5 bedroom units. There are 181 dwelling units. The net area is 22.9 acres. If the project proposed 2-bedroom units instead of the 3, 4, and 5 bedroom units the dwelling unit count goes up to 408. 817 divided by 2 equals 408.5. 408 divided by 22.9 equals 17.8 dwelling units per acre, well above the 12 DU/AC minimum in the MMN District. Whether you use the "equal to or better than" argument or " nominal and inconsequential", either way the intensity of the project is similar to one with a much higher density calculated on dwelling units. Utilizing 4 and 5 bedroom units allows the project to incorporate a cottage -style, low profile architecture that will blend with the existing single family neighborhood to the north, much better than one designed like Bull Run. Linda, I wanted to touch base with you prior to our meeting tomorrow. 1. Density It will help us if you prepare the calculation for number of bedrooms using the extra occupancy provision described in proposal. We do not agree with the nominal and inconsequential justification. You will need to show how modification is equal to or better than standard. A comparison of proposed # of bedroom units, with EO provision and delta new # of bedrooms. The density would stay the same unless you calculated back using comparable # of DU. 2. Block Standard Regarding the block standards, we would potentially support a modification of standard to separate what you refer to as lot 3 (southern half of site) either: 1) by extending S. Clubhouse drive to Cottage drive, 2)r in lieu of street connection, inserting a major pedestrian spine (similar to Penny Flats), or 3) some other creative design. Either way, the Club House will need to be relocated/redesigned to allow for this connection. If you have time to sketch this concept out, we can look at it during meeting.
