Re: Request for 120-day extension for Capstone Cottages PDP140004
Dear Cameron and Peter:
As you are aware, the Applicant for Capstone Cottages PDP has not responded to the City's Staff
Comment letter provided May 30, 2014. The first round of review with City staff resulted in significant
changes to the site plan and project performa. The decision by the Stormwater Department to not allow
underground detention, along with the City's decision to require a roundabout at the International
Boulevard and Lincoln Avenue intersection had huge repercussions to the project as originally proposed.
The Applicant and design team has spent the past few months exploring alternative ways of balancing the
City's needs with the Applicant's objectives and neighborhood preferences.
We believe we have resolved most of the issues and are gearing up to submit a revised PDP on
December 3`d, one week past the November 26'h deadline for response to staff comments (within 180
days). We have requested that Pete schedule the rezoning as soon as possible, so that the rezoning
process will be completed prior to our PDP Public Hearing.
We respectfully request a 120-day extension of time to respond to staff comments per LUC Section
2.2.11. Please let me know if you have any questions regarding this request.

RE: Capstone Cottages PDP #140004 120-day extension
Dear Linda:
Staff has reviewed your request for a 120-day extension, as permitted in Section 2.2.11 of the
Land Use Code, to resubmit a revised Project Development Plan. City Staff provided written
comments regarding review of the development proposal on May 30, 2014, therefore the
application is due to expire on November 26, 2014. Based on your request, staff has approved
the extension in accordance with Section 2.2.11 of the Land Use Code. The 120 day extension
will be granted until March 26, 2015.
In order for this application to remain active, a resubmittal is required, addressing the comments
in the May 30, 2014 staff review comment letter, prior to the date of expiration.
