Fire access is required to within 150' of all exterior portions of the building
perimeter. Fire access cannot be measured from an arterial road.

Sediment Control Materials need to be submitted for FDP. The erosion control
requirements are in the Stormwater Design Criteria under the Amendments of
Volume 3 Chapter 7 Section 1.3.3. Current Erosion Control Materials
Submitted do not meet requirements. Please submit; Erosion Control Plan
(Redlines returned with this submittal), Erosion Control Report, and an Escrow /

Pre -Submittal meetings are required to assist the designer/builder by assuring,
early on in the design,
that the new commercial or multi -family projects are on track to complying with
all of the adopted City
codes and Standards listed below. The proposed project should be in the early
to mid -design stage for
this meeting to be effective and is typically scheduled after the Current Planning
conceptual review
meeting. Applicants of new commercial or multi -family projects are advised to

04/19/2016: The plans show Oakridge Drive along the northern boundary of the
property. I'm of the belief that this roadway is a private roadway and isn't actually
given the name Oakridge Drive. Under this premise, the plans should just
remove the indication of Oakridge Drive and perhaps just indicate it as a
private drive (or no indication at all).

04/19/2016: Operating again under the belief that "Oakridge Drive" is not a
public street north of the property, but a private drive, Engineering does not
have jurisdiction on frontage improvements along the private drive and as such
the removal of the 4.5' attached walk and replacement with a 5' attached walk
isn't required, inspected, and/or required to be secured through Engineering.
Likewise, parking stall setbacks on Figure 19-6 of LCUASS are not
enforceable by Engineering with this being a private drive.

04/19/2016: The new attached sidewalk, drive approach, and other work
occurring north of the property line shown on the drawings appear to in a private
drive that is part of the Miramont Office Park development. The plat for
Miramont Office Park shows that the drive is in a drainage, access, and utility
easement that is conveyed for public use. We've taken the interpretation then
that the right to construct the improvements north of the property already exist
with the access easement being granted. That said, has this developer
contacted the property owner to the north on the intention to work within their
property?

along the southern boundary require a $250 Transportation Development
Review Fee for each dedication along with recording fees assessed by Larimer
County. The dedication of easements is required prior to sign off of the mylars.
believe PFA will require an emergency access easement as an additional
easement dedicated to the City for the drive aisle west of the building.
