Dear Steve,
The City of Fort Collins has reviewed and approved your request for two
consecutive one-year extensions to the Boardwalk Crossing, Lets 1 and 2, Filing
2, PDP #76-9381C. The original approval occurred on October 5, 2005. Based on
—this new -two-year extension, all engineering improvements (water; sewer,
streets, curb, gutter, street lights, fire hydrants and storm drainage) must be
completed no later than October 5, 2010.
I am only authorized to grant two consecutive one year extensions- Extersicns
beyond the October 5, 2010 date may only be authorized by the Planning and
Zcning Board. Future extension requests must be submitted a minimum of 30
days prior to the date of plan expiration.

Dear Steve,
At the request of the Owners, Boardwalk Crossing LP, please accept this
attached application for 'Extension of Final Approval' for the Boardwalk Crossing
at Mason Street, PDP, a portion of Lots 1 & 2, Boardwalk Crossing, Filing 2, Fort
Collins, Colorado.
The project is a Commercial project developed for general office, retail
and services, located at the SEC of Mason and Boardwalk. The project was
approved for a one & two story structure, totaling 15,000 sf.. It was approved
under the LUC and has current PDP approval, from the City of Fort Collins.
Said Preliminary Development Plan is consistent with all applicable standards of
development and remains a well designed infill project, today.
In our uncertain economic times, considerable existing mid -Town vacant
space availability, lack of new tenants, financing capabilities, have all contributed,
to the delay of the beginning of this Development. Realizing this project is
paralleling the proposed Mason Street Corridor project, it is realistic to expect
that this project will have continued viability, as our economy strengthens, job
growth & development continues to re -bound and as lending starts to become
more accessible.
Given the past and immediately current economic situation in Fort Collins
for this type of development, the Owner requests an Extension of Final Approval,
of one year, by the Planning & Zoning Board.
