JVA Response: Since the structure is very deep, and will be below the new parking lot, the
contractor has the option to demo the top, and flow fill the rest.

manhole riser or patch the punchout.

06/14/2016: These materials were reviewed to meet City erosion control
criteria however it was the understanding that these were to be transferred over
to the CSU MS4. A letter from CSU's MS4 Coordinator will be needed
explaining their taking jurisdictional responsibility for this project at time of title
transfer. That being said the erosion control report and escrow meet City
criteria. Erosion Control Plan has two redlines (perimeter concerns and the
outlet structure in the basin needs more protection than just a simple IP)
Whitcomb Street and Lake Street. Please describe this maintenance
responsibility on the Landscape Plan.

Some of the remaining existing trees appear that they might be suitable for
retention? It is recommended that any existing trees that will be retained be
marked on the plan as to species, size and condition and also to include
appropriate tree protection notes. It appears that one tree is shown for retention
along Whitcomb but may not be identified. If CSU would like City Forestry staff
to help review this tree or any others contact City Forester for an onsite meeting.

The 4 foot parkway width on Lake is substandard and very narrow. Can it be
widened to at least the 5 foot minimum width street standard? For narrow
parkways City Forestry often recommends an ornamental species with upright
form. A wider parkway with canopy shade trees seems a preferred option.

foot radii. Per standards this can be 25 foot. I thought you had been looking at
increasing this radii, did that not work?
JVA Response: A 20' curb radii would have encroached too closely to the existing traffic/electrical
vault. We felt it would be a better design to provide a greater clearance between the curb and traffic
signal/vaults.
