The project is referred to as Maverik First Annexation, #ANX150004. This is a request to annex a 1.26 acre parcel into the City of Fort Collins and place it into the General Commercial zone district. The parcel is a portion of the 4333 East Mulberry Street which presently consists of a vacant restaurant building. (Please see map on reverse.) The Planning and Zoning Board is authorized to consider the Annexation and Zoning by the criteria of the City's Comprehensive Plan (City Plan) and the Land Use Code. The City is also guided by the Intergovernmental Agreement with Ladmer County regarding property located in unincorporated Larimer County and located within the City of Fort Collins Growth Management Area. After the Planning and Zoning Board recommendation, the request will be forwarded to City Council for consideration of the Ordinances and Resolutions pertaining to Annexation and Zoning which is scheduled for First Reading on February 2, 2016. The General Commercial zone district is intended for development, re -development and infill of a wide range of community and regional uses including, but not limited to, retail, office, personal and business service, auto -related and auto -oriented establishments. There are 95 permitted uses in this zone district. Since this proposed use is a permitted use subject to Administrative Review, a neighborhood information meeting will not be held.
