On Thursday, May 30th, 2013, at 5:45 p.m. (or shortly thereafter), in Conference Room A at 281 North College
Avenue, Fort Collins, Colorado, a City of Fort Collins Hearing Officer will conduct an administrative public hearing to
consider a development proposal in your neighborhood. The project is referred to as Boardwalk Crossing at Mason
Street, Project Development Plan/Final Plan - FDP #130003.
This combined Project Development Plan/Final Plan request is for the proposed construction of two commercial
buildings located southeast of the intersection of Boardwalk Drive and S. Mason Street, generally west of the REI
building. The project will consist of a 12,000 square foot, two-story mixed -use building on Lot 2, with offices on the
second level and possible uses on the first level as office, medical, retail, service, restaurant and/or other compatible
uses. The proposed second mixed -use one story building on Lot 3 will be comprised of office, medical, retail, service,
restaurant and/or other compatible uses.
The previous approved development of this parcel; known as Boardwalk Crossing at Mason Street (Boardwalk
Crossing, Lot 2, Filing 2; File #76-93B/C) approved on 10/5/2005, has expired. Changes requested to the original
approved plan include lot line adjustments for new property/legal boundaries and an increase of 2,000 square feet to
the northwest building containing office/retail. The proposed commercial uses are permitted in the General Commercial
(CG) zone district, subject to administrative review and public hearing. Additional information, including the subdivision

Three proposed Modifications of Standard accompany this proposal. The first is a request for modification to Land
Use Code (LUC) Section 3.10.4. The TOD requires that parking not be located between the street and the front or
side of a building. The proposed parking spaces along Mason Street extend beyond Building two (north) closer to the
street, by several feet. The second is a request for modification of LUC Section 3.2.2 (J). The east side of the N-S
drive aisle along the west property boundary requires a 5 foot landscape area between vehicle use areas and lot line.
The proposed planting strip is less than the required 5 feet, but combined with the existing planting area of adjoining
property, the standard width is achieved. The third is also a request for modification of LUC Section 3.2.2 (J). South
Mason Street (an arterial street) requires a 15 foot setback for parking along the right-of-way. The proposal includes
additional landscaping to screen parking areas from the street.
The City's Planning Staff and Hearing Officer consider your interest and input in this matter an important part of the
City's review of the proposal. If you are unable to attend the public hearing, but would like to provide input, written

The notification mailing list for this public hearing is derived from Larimer County Assessor records. Because of the lag
time between home occupancy and record keeping, or because of rental situations, a few affected property owners
