CURRENT PLANNING
1. PARKING; The project provides adequate shared parking that does not exceed the required
maximum ratios.
2. BICYCLE PARKING; The required covered and open bike parking has been provided on site.
3. TOD STANDARDS; The project is compliant with TOD design and height requirements.
4. TOD BUILDING HEIGHT; The project is compliant with the minimum TOD height requirements.
5. TYPE 1 REVIEW; Understood, the office / retail uses, under 25K/sf, are a Type 1 review.
6. NEIGHBORHOOD REVIEW; A Type 1 review does not require a APO meeting, none provided.
7. DEVELOPMENT REVIEW GUIDE; Acknowledged, review guide available.
8. FC LUC; The project complies with the FC General Development Standards.
9. LUC MODIFICATION REQUEST; The project has not request any Standards modifications.
10. SUBMITTAL CHECKLIST; The project has review and completed the application checklist.
11. DEVELOPMENT REVIEW FEES; The project has submitted the required review fees, as noted.
12. SUBMITTAL APPOINTMENT; The project contacted Staff for a Submittal meeting, prior.

4. STRUCTURES 3 STORIES OR MORE IN HEIGHT; The required fire lanes are provided.
5. WATER SUPPLY; Approved fire hydrants are provided to the site, as required.
6. PREMISE IDENTIFICATION; Approved building addressing will be provided.
ENVIRONMENTAL PLANNING
1. ECS; The requirement for an ECS has been waived by Staff.
2. SIGNIFICANT NATURAL SYSTEMS; There are no know existing significant natural systems on this
site, N/A.
3. NATIVE PLANT MATERIALS; The Landscape plan has incorporated numerous low water &
native species in their selections, as well as approved City street tree species included.
4. GREEN BUILDING PROGRAM; The Applicant recognizes the availability to integrated building
design and IDAP incentives from City Staff.
ENGINEERING DEVELOPMENT REVIEW
1. LARIMER COUNTY ROAD IMPACT FEES; Acknowledged, applicable road impact fees will be
due on this project.
2. TDRF; Acknowledged, applicable traffic review fees will be due on this project.
3. DAMAGED C, G & S; Acknowledged, the Owner will be responsible for damaged caused, to
public curb, gutter and/or sidewalk.
4. TRAFFIC STUDY; City Engineering was contacted, a traffic memorandum will be prepared. A
deferred submittal, (delay) was approved to a later time.
S. SIDEWALKS; Adjacent ROW sidewalks will be provided and comply with the LCUASS standards.
6. DEDICATIONS; Acknowledged, all easements and ROW will be dedicated, as required.
7. UTILITIES / DEVELOPMENT AGREEMENT; Applicable agreements will be provided, as required.
8. DCP; A DCP will be obtained prior to any work on the site.
ELECTRIC ENGINEERING
1. ELECTRIC DEV. FEES; Acknowledged, applicable power fees will be due on this project.
2. LOAD / TRANSFORMER; Project load and transformer locations will be coordinated with F.C.
Light & Power.

ZONING
1. ACCESSIBLE PARKING; Each lot has provided for one handicap van accessible parking space.
2. BICYCLE PARKING; The required covered and open bike parking has been provided on site.
3. PARKING OVERHANGS; Walk and landscape dimensions have been provided at on the plan.
4. TRASH / RECYCLE; There is an existing shared & screened trash/recycle enclosure on the site.
5. LANDSCAPE/LIGHITNG PLANS; Noted, required and provided.
6. MECHANICAL/UTILITY; Metal roof screens have been provided for mechanical unit screening,
as required to comply with the LUC requirements.
WATER -WASTEWATER ENGINEERING (items inadvertently duplicated)
1. EXISTING WATER & SANITARY; The project will tie into the existing water/sewer services.
2. RESTAURANTS; If restaurants are included as users in the development, they may require
grease interceptors.
3. WATER CONSERVATION; The landscape plan will provide water conserving planting materials
and irrigation systems, as required.
4. DEVELOPMENT FEES; This project will be responsible to pay for all applicable fees and re -pays.
STORMWATER ENGINEERING
1. DRAINAGE & EROSION CONTROL; A drainage & erosion control report has been submitted for
review.
2. WATER QUALITY; Water quality/quantity requirements have been incorporated in the design.
3. STORMWATER FEES; This project will be responsible to pay for all applicable fees and re -pays.
4. DRAINAGE BASIN; This site has been designed to comply with the Mail Creek Drainage req'ts. .
FIRE AUTHORITY
1. FIRE LANES; All buildings will an approved fire lane access.
2. FIRE CONTAINMENT; All buildings will be provided with a NFPA 13R fire -suppression system.
3. FIRE STANDPIPE SYSTEM; Not applicable, following further discussions.
