Steve, finally got the chance to send you a few comments:
1. The photometric plan — doesn't exceed 10.0 foot candle on site (good). But I noticed that some areas of the
public r-o-w exceed the 0.1 foot candle within 20' off of the site - see Section 3.2.4(D) in Code. This standard
gives you 20' into the r-o-w (or if applicable, toward adjacent residential) to bring the light levels down to
0.1. Both Mason and Boardwalk seem to exceed these levels.
2. Landscape plan - species diversity looks ok; street trees are good; tree stocking around buildings seems low —
maybe add ornamentals if there is adequate space; interior parking lot landscaping meets the 6%; plant
materials are good from a water conservation standpoint; screening of parking areas along r-o-w — must be
minimum of 30" high and cover 70% of length of street frontage. If the plant materials don't achieve this, low
wall sections could be added (i.e. 30" high sections of wall). Northernmost parking spaces (near Boardwalk)
could use some plant materials to screen side view a bit.
