Building Permit Pre -Submittal Meeting
Pre -Submittal meetings are offered to assist the designer/builder by assuring, early on in the
design, that the new commercial or multi -family projects are on track to complying with all of the
adopted City codes and Standards listed below. The proposed project should be in the early
to mid -design stage for this meeting to be effective and is typically scheduled after the Current
Planning conceptual review meeting. Applicants of new commercial or multi -family projects are

4.1.1 (Page 8) Species groupings within tree rows:
To the extent reasonably feasible, street tree rows in landscape areas, whether inside or
outside of the sidewalk, shall be in groupings of three, five, or more of a single species. The
intent is to provide a degree of species diversity within a deliberate, repeating design pattern.
Designers are encouraged to arrange changes in species to reflect roadway conditions, such
as open stretches of roadway between access points, stretches approaching intersections and
driveways and /or changes in adjoining lands use.

disturbed from a grading perspective. Even though the cover is smooth brome right now, which
is non-native, it is an established grass cover and disturbing it to plant natives could only
enhance weed establishment on the site. This can be resolved at final plan.
Grading will need to occur on the west side of the trail to accommodate the LID requested by Wes. It will
have topsoil replaced along with a pld section. No disturbance/very minimal disturbance will be required on
the east side of the loop trail.

05/16/2014: Sight distance is an ongoing concern on the intersection of Mexico Way and
International. The applicant needs to provide some data showing the sight distance and
proposed easements if they are required.
An exhibit was provided showing the site triangle. The site triangle to the west is completely within the
R.0.W and to the east the sight distance triangle will fall within the Utility Easement or R.O. W. adjacent to
International Blvd. The easement will be provided on either the plat submitted to the county for the
right-of-way change required with the Mexico Way section adjustment or created by separate document.

05/16/2014: Additional information needs to be provided regarding the drainage from private
alley/driveways within the development that drain onto public right of way. It is understood that
the inverted crown of these alleys and driveways will be lined with porous pavers but there is
no information to support if all drainage can be captured by these pavers or if an inlet should
be proposed at the interface of the alley and the right of way to catch any excess drainage.
The Drainage of the west alleys will be diverted to pass under the sidewalk to the east into the flowline per
the discussion over the phone that we had and this will be completed with the final plans. The alleys to the
east will flow to an area inlet adjacent to the roads or have less than the 750 sgft required flowing to the
street. The remainder to the south will flow directly into the south east pond.

05/14/2014: Please show an easement for the Lake Canal on the plans, so we can ensure any
landscape plans are in alignment with the ditch companies requirements.
Per conversation with Justin at Lake Canal Ditch Company on 511912014, the ditch easement required
would be 30' off of centerline of ditch or 10' off of top of slope, whichever is greater. This easement has
been shown on the site and landscape plans. All proposed trees have been outside of this easement.

Sheet SD01 shows SDMHA5-3 and on SD04 as less than 3' of cover.
The storm on SD01 was removed and pans were provided directing flow to the east into a Swale to meet
the LID request by storm (Wes). 3' of cover was obtained on SDMHA5-3.

Commercial Local and not a Connector Local as proposed. The existing zoning adjacent to
Mexico Way as well as the need for bike lanes to serve the residential project were some of
the reasons for making this determination.

05/16/2014: The Median proposed on Mexico Way near the south end of the timbervine
development constricts the travel lanes to 15' total from flow line to flow line. This needs to be
widended to allow at least 18' of width for engineering standards and potentially 20' flow to flow
line for PFA requirements.
The width is now 18. 1 spoke with Jim Lynxwiler and gained approval for this width based on no parking in
this reach.
