extremely bad in the Winter. International is graded to drain the acerage adjacent to it and when it's slick it is
very easy to slide off the road. Last year we had two cars end up in the Parkway ditch. With the added homes
it's going to be real trouble especially being only one lane in and one out.
We know you are all professionals and want the best quality of life for us all here in FTC. Please, please consider
what it would be like if you lived in this area and how this project would impact your daily routine. The roads and
traffic here are already difficult to say the least.

(roads that connect hospitals, fire stations, police stations, and rescue squad units); Priority two (streets in the
high volume traffic network); or Priority Three (school areas and bus routes) designations. International is be
considered a Priority 4 street, so it is "usually not plowed, although intersections in residential areas are sanded
as time permits."

Hello Pete,
I was unable to attend the public hearing in July due to surgery. My wife and I purchased a home in Dry Creek on
Toronto St. in 2013, we are. on the Western boundry of the Timbervine project. We figured there would be at some
time homes built on the site behind us the way our area is growing. .
We are very concerned about this project's impact on roads and traffic in the area having lived here for 17 months.
Adding 167 more residences to the current system is going to have a very negative impact on the quality of life in
this part of town.
The intersection of Timberline, Mulberry and Lincoln is very bad now. It is very difficult to turn left off of Lincoln on
to Timberline. Trucks trying to get on Mulberry from Lincoln often block traffic lanes and create backups and there
are several due to the industrial make-up of the business on Lincoln. Are there any plans to put Summit through to
Timberline? This would allow traffic access to Mulberry and on to Prospect, taking pressure of the aforementioned
intersection.
We understand that Vine is going to be moved but don't see how that will really help the congestion at Vine and
Timberline it will just move it North. There needs to be a light at Vine and Mulberry now. Currently during rush
hour traffic can back-up from Vine all the way to International without interference from BNSF.
International Way is really inadequate to handle this type of population increase either. All the intersections
on International West of Timberline are uncontrolled and it gets interesting in the morning and afternoons
with all the folks dropping off and picking up their kids at Heritage Christian.
Last school year I saw three different accidents at International and Timberline and two at Zurich Dr. and
International.

Rob and Lynn,
We appreciate your feedback on the Timbervine development project. To bring you up to date, following the public
hearing, the project was approved by the hearing officer. Final plans are being reviewed presently, but the overall
design was approved in the hearing process. However, staff recognizes the challenges regarding traffic in the area, and
have tried to provide some information regarding your comments and concerns. ,
As this area develops further in the future, International Blvd. is planned to extend to the west and south to Lincoln
Avenue near Lemay, along with potential street connections to the industrial area south of Dry Creek, providing
additional options for accessing arterial streets. And the East Mulberry area will eventually be annexed into the City,
allowing for urban services and improved street maintenance. Traffic engineering staff has provided a response to your
questions below.
Traffic Engineering Related Response:
In this case, the Timbervine development was required to identify and analyze their traffic impact, and that was
compared to our standards and thresholds to determine whether they were responsible for any off -site
improvements. Even outside of a development review process - we always appreciate input from residents on areas of
traffic concern around town.
The Borngrebes make some great comments, and these are areas that we're keeping an eye on as well. For instance:
- We know that the intersection of Lincoln and Timberline is anything but ideal. At some point in the not -too -
distant -future, this may become an intersection where certain left turns are not allowed: That intersection is
actually in unincorporated Larimer County, so we're coordinating with them.
- The intersection at Timberline and Vine, as they noted is one that is scheduled to be relocated further north,
with a signal and an eventual railroad overpass. We know that the 4-way stop is not functioning efficiently
during certain times of the day. As development picks up to the northeast (that will add significant volume to
this intersection), we'll need to balance waiting on the bigger project versus short term (and potentially
throwaway) improvements such as a signal.
- The intersections along International are not considered 'uncontrolled', but rather stop -controlled with the
minor street (i.e. Zurich) having a stop sign. That is the appropriate control for those intersections at this time,
and we're not looking to make any changes. They are correct that the morning/evening pick up and drop off at
Heritage creates short duration heavy movements, much like at dozens of other schools in town.
- We are keeping a close eye on both the safety and function elements at Timberline and International. At this
point, it doesn't warrant a signal and the anticipated addition of the TimberVine traffic didn't change that. But
eventually, especially when the eastern leg of that intersection develops, we'll need to continue to evaluate that
intersection.
- Regarding your specific comments about maintenance on International Blvd, the section of International
between Lemay to just east of Mexico Way has not been annexed into the City yet, so maintenance of that
