These issues will be addressed at time of building permit and the project team need only acknowledge this comment during the development review stage. Comment Number: 2 Comment Originated: 11/19/2013 11/19/2013: FIRE LANES A fire lane searing the ITB will be required. Fire lane specifications have been provided for your reference. I look forward to meeting with the project team in order to meet this need. 061FC 503.1.1: Fire Lanes shall be provided to within 150' of all portions of the building, as measured by an approved route around the exterior of the building. When fire lanes cannot be provided, the fire code official is authorized to increase the dimension of 150 feet if the building is equipped throughout with an approved, automatic fire -sprinkler system. FIRE LANE SPECIFICATIONS A fire lane plan shall be submitted for approval prior to installation. In addition to the design criteria already contained in relevant standards and policies, any new fire lane must meet the following general requirements: > Shall be dedicated as an Emergency Access Easement. > Maintain the required 20 foot minimum unobstructed width & 14 foot minimum overhead clearance. > Be designed as a flat, hard, all-weather driving surface capable of supporting 40 tons. > Dead-end fire access roads in excess of 150 feet in length shall be provided with an approved area for turning around fire apparatus. > The required turning radii of a fire apparatus access road shall be a minimum of 25 feet inside and 50 feet outside. Turning radii shall be detailed on submitted plans. > Be visible by painting and/or signage, and maintained unobstructed at all times. > Buildings exceeding 30' in height have additional fire lane requirements. Contact the PFA for more details. 2006 International Fire Code 503.2.3, 503.2.4, 503.2.5, 503.3, 503.4 and Appendix D; FCLUC 3.6.2(B)2006 and Local Amendments. Comment Number: 3 11/19/2013: WATER SUPPLY Comment Originated: 11/19/2013 It is unclear if hydrant placement is adequate to meet the needs of this building. Further discussion is recommended. 11/20/2013: The project should be creating a civil construction plan set that would be a City approved for construction set. This set should ideally encapsulate both the parking lot portion and the building(s) as part of the next SPAR process but can be separate plans. The civil construction set should have grading and any utility information along with City approval blocks. Any public (City) improvements would have associated notes and details. Comment Number: 2 Comment Originated: 11/20/2013 11/20/2013: Provide numbers of trees that meet the minimum species diversity found in LUC 3.2.1 d. 3. Comment Number: 3 Comment Originated: 11/20/2013 11/20/2013: Provide standard landscape notes that address at least the following topics: Quality of plant material Type of mulch How lawns and landscape plants will be irrigated Soils preparation that describes how much organic matter will be incorporated to what depth that meets the code requirement. Comment Number: 4 Comment Originated: 11/20/2013 11/20/2013: If existing trees will be impacted by the project provide a tree inventory and mitigation plan. The City Forester is available to help provide tree ID, measurement and mitigation numbers. Comment Number: 5 Comment Originated: 11/20/2013 11/20/2013: If significant existing trees will be impacted by proposed construction utilize a qualified private International Society of Arboriculture Certified Arborist to evaluate trees and to review all construction impacts. Tree retention and protection recommendations should be provided to the design team to incorporate in to the project to adequately protect existing trees. Utilize the certified arborist to monitor and supervise actual construction that will impact significant trees. Electric service to the chiller appears to have never been installed. The developer will need to coordinate the utility service and transformer location (do either need to be relocated?). An Electric Commercial Service information (C-1) form will need to be completed by the developer. Electric development and system modification charges will apply.
