Utility Plan reo for a 167 single family lot subdivisior(e Utility Plan proposes
8-inch sanitary sewers throughout the project, connecting into a proposed 10-inch
sanitary sewer flowing South offsite along Mexico Way and eventually connecting to
BSD's existing 15-inch sanitary sewer main in International Blvd.
The District hereby advises as follows:
- There is no objection to this proposal.
- Responses required to comments below.
- The District will respond at the hearing date (TBD)
Comments:
1) Sanitary sewer service shown at Lot 15, Block 2 connecting into manhole SSMH
5-6 will need to be realigned to connect to the sanitary sewer main. BSD will not
allow any services to flow directly into a manhole.
Response: Connection updated
2) The Utility Contact List for BSD needs to change from Patricia Mathena to Karen
Reynolds.
Response: Updated.
3) Update all construction details and specifications to meet new BSD standards.
To obtain updated details and specifications, reference BSD website or contact
BSD.
Response: Updated.
4) All utility crossings need to have 18-inches of separation. If crossings are under
18-inches, a casing is required and needs to be shown on profiles at the crossing.
Add callout of separation to all utility crossings in profile view.
Response: Updated.
5) Manholes SSMH 5-1A and SSMH 8 are shown below Proposed Ground in
profiles. Check manhole rims and adjust accordingly.
Response: Updated.
6) The plans show manholes in areas where permeable pavers are to be used.
Provide information that describes how these pavers work and will not cause
infiltration problems into manholes.
Response: Note 12 added to Sanitary Sewer plan and profile sheets.
Permeable pavers are to have connection to Storm and outfall the collected
storm water.
7) Sanitary Sewer casing will be required on Sanitary Sewer Line 1 at water line
crossing Station 34+91.52. Show and label casing in Plan and Profile.
Response: Added.
The District has more than adequate capacity to service the property referenced
above. The District is in full compliance with federal and state water quality
requirements. Please feel free to contact me if you have any questions.
Sincerely,

05/05/2015: The Utility Plans must reflect the new legal associated with the new
Plat. Please work with technical services to determine the requirements/direction for
the resubmittal of the plat.
Response: We have opted to pursue the vacation of all public right of way within
the perimeter of Timbervine. A vacation application will be submitted shortly. The
subdivision perimeter will remain the same in order to reflect that the entire
perimeter is being included in Timbervine Filing No. 2. The right of way for Dunkel
Street will shift east, but otherwise the right of way will remain unchanged from
the plat of Timbervine. The plat submitted reflects the inclusion of all the right of
way and the above proposed change to Dunkel Street.

what is changing. I see with the MA and Replat there is one less
detached lot/DU in Block 3, and adding on block/DU in Block 2 (no

revises the gross density from 4.26 to 4.41 and Net Density from 5.5

05/05/2015: The applicant can choose to either revise the old utility plans or submit
a new set. Below is a list of requirements for each option:
Revise old plans: Revision bubbles will be needed around EVERY change on
EVERY sheet in the utility plan. Revision bubbles must be on approved utility plan
sheets with City signatures. A note needs to be added in the revision box that state
that these revisions are due to the Timbervine Second Filing.
Submit new set: New signatures from City staff, Larimier County, Boxelder, Elco
and ditch companies will be required for a new utility plan. With the new plan set,
please do not refer to any revisions. Remove any revision bubbles and sheet
RV01-Index of Revision. Change all sheets to reflect the new legal associated with
the new Plat.
Response: No new legal but the title has been updated to match the plat.
