06/03/2015: Please tie the coordinate values shown for utilities to the project
boundary. We would prefer that this be done by adding property corner values to
each sheet, or showing the property corner values on the horizontal control plans
and adding a note to each sheet with coordinate values. There appear to be values
for the boundary corners on the utility plan sheets. If these are boundary corner
coordinates, please label them as that.

Plans for the above referenced project were received by East Larimer County Water
District (District). District staff has reviewed and redlined the drawings/documents.
The following comments are to further clarify redlines. Note that comments below
are not included for all redlines.
Sheet Comment
Multiple Sheets - ELCO signature block should be replaced with updated ELCO
signature block. Updated signature block will be emailed to Rob Van Uffelen.
SS Sheets - Remove ELCO block from these sanitary sewer sheets
SS 06 - ELCO line crossing shows approximately 6 inches of clearance between
water and sewer line. On drawing note that ELCO line is can be raised to have 4.5-ft
of cover (drawing appears to show 5.5-ft cover now) and provide 18-inches of
clearance between water and sewer line.
SD02 - Two lines in the profile are labeled as water lines. Please review, lower
line appears to be sewer.
DT 03 -There are no ELCO details on this sheet and therefore, remove
ELCO signature block from this page.
EX 01 - No ELCO impacts on this sheet, remove ELCO signature block.
Please return the redlined sheets with the next review set for backchecking.
Sincerely,
Randy

05/08/2015: Boxelder
On behalf of the Boxelder Sanitation District (BSD), Farnsworth Group has reviewed
the Final Development Plan identified as:
Utility Plan review for a 167 single family lot subdivision. The Utility Plan proposes
8-inch sanitary sewers throughout the project, connecting into a proposed 10-inch
sanitary sewer flowing South offsite along Mexico Way and eventually connecting to
BSD's existing 15-inch sanitary sewer main in International Blvd.
The District hereby advises as follows:
- There is no objection to this proposal.
- Responses required to comments below.
- The District will respond at the hearing date (TBD)
Comments:
1) Sanitary sewer service shown at Lot 15, Block 2 connecting into manhole SSMH
5-6 will need to be realigned to connect to the sanitary sewer main. BSD will not
allow any services to flow directly into a manhole.
2) The Utility Contact List for BSD needs to change from Patricia Mathena to Karen
Reynolds.
3) Update all construction details and specifications to meet new BSD standards.
To obtain updated details and specifications, reference BSD website or contact
BSD.
4) All utility crossings need to have 18-inches of separation. If crossings are under
18-inches, a casing is required and needs to be shown on profiles at the crossing.
Add callout of separation to all utility crossings in profile view.
5) Manholes SSMH 5-1A and SSMH 8 are shown below Proposed Ground in
profiles. Check manhole rims and adjust accordingly.
6) The plans show manholes in areas where permeable pavers are to be used.
Provide information that describes how these pavers work and will not cause
infiltration problems into manholes.
7) Sanitary Sewer casing will be required on Sanitary Sewer Line 1 at water line
crossing Station 34+91.52. Show and label casing in Plan and Profile.
The District has more than adequate capacity to service the property referenced
above. The District is in full compliance with federal and state water quality
requirements. Please feel free to contact me if you have any questions.
Sincerely,
Brian Zick, P.E. District Engineer

28-29, and 33-34 have a minimum lot to lot clearance of 10 feet to allow space on
either side of the S walk. This minimum corridor width is acceptable, in review of
