PFA. He can explain the dimensions, etc. It appears that what his comment is
stating is that the 24' wide driveway to the west will also serve as afire lane. So
maybe there isn't additional area needed.
Sorry if I am not entirely clear, I am new at this and not understanding it all.

Hi Rabbi,
Attached is the comment letter for your first round of review for your project. As stated, please submit
10 copies of the revisions/documents when you have them ready. Also, Jeff County of Technical
Services has redlined some plans relative to his comments. I'm leaving them for you at the plan pick
up window to the south of the big counter.
As you know, I'll only be around here for another week. Noah Beals will be taking my place and I'll
bring him up to speed on your project.

(2 Comment number 5 on page 3 indicates that in order for the future 1600 sq ft
addition not be be subject to additional review in the future we would need to pay
the appropriate fees for those square feet. The thing is I made sure to do exactly
that when I paid for the application, namely I included $ per the additional square
footage. Can that please be clarified why that is then being requested? You'll need
to discuss this directly with Marc Virata. His comments represent a different
department, and I don't know how they calculate their fees or what the information
you included on their application form really means.
(3) Comment 1 on page 3 re. the sidewalks. It has been a number of years but at
the conceptual review or in a conversation with the lady right after the meeting she
told me they would likely not make me widen the sidewalks given the size of the
project and the fact that all the sidewalks in the area are like that so I'm assuming
widening ours wouldn't achieve much then? again its been a while so I don't
remember the explanation but that would be quite an additional burden. Again,
you'll need to discuss this with Marc Virata.
(4) We talked about me requesting to keep the curb cut on Shields so I can use it
for deliveries only since it will be a lot closer to the entry than the back which would
require shlepping stuff all around the building. Can that be arranged? The plans
submitted show the curb cut to be removed. If you want to explore keeping it, that's
another one for Marc Virata.
(5) When is my revised plans due. Im not back till August sometime so won't be
able to pick up those plans either. 6 months, with the possibility of up to two, 90 day
extensions.
(6) It seemed at the time of the conceptual review and I'm hoping that is the case
now that given the limited size and scope of our project and the small, restricted lot -
its just a little place we are trying to have not a 25,000 facility, the city would work
with us to make it physically and financially feasible to happen? The planning and
zoning comments really aren't too difficult to deal with. It's the issues from the other
departments that are most significant with regard to added cost, etc. Those
departments have their own codes on which their comments are based. Sometimes
it's very helpful to meet with those staff members so that everyone has a clearer
understanding of what will really be required.
(7) For example and I am not really understanding the fire lane requirements but if
the city requires a fire lane in the back of the property - as it is we barely have
enough area left in the back for a playground/bbq/garden, a fire lane would
eliminate much of that if its required as I understand it.

Thanks for this and Neal I look forward to meeting you when I get back into town in
August.
I must confess to find this somewhat overwhelming, its a small property and it
seems to be getting smaller each foray forward yet the project requirements and
associated costs are getting bigger!
Obviously I need to review this properly with the people working with me but a
couple of things I noticed I want to discuss with you before you leave.
(1) 1 was most concerned to see the (2?) comments on the parking. I know I have to
get a updated letter from John the 23rd church but I was anticipating from our
conversations that the arrangement with them that we have discussed at length
over the years would take care of our parking needs. You mentioned that would be
included in our file yet the other staff (judging by the comments) seem unaware of
this arrangement. We put a lot of effort into resolving that from the get go or the
project would of been a non starter since typical parking on site would of made the
property unusable. Yes, the shared parking arrangement with John the 23rd
satisfies the requirement per the previous letter we received from them, but we
should get an updated letter.
