On Monday, February 11, 2013, from 6:30 p.m. — 8:00 p.m. at the City of Fort Collins
Police Services building, 2221 Timberline Road, the City of Fort Collins Current
Planning staff will facilitate a neighborhood meeting to discuss a proposed residential
development in your neighborhood. Parking for the meeting is available on the north
side of the Police Services building.
The project is referred to as the Spring Creek Farms North, Fourth Filing. The project
site includes approximately 15 acres on the west side of Joseph Allen Drive. A location
map of the site is shown on the back of this letter. The site is zoned L-M-N, Low -
Density Mixed Use Neighborhood district, with a portion of the site in the Employment
zone district. The proposed project is subject to review by the Planning and Zoning
Board when/if the project moves forward through the City review process.
The developer will present sketch plans of the project and there will be an opportunity to
ask questions and express concerns about (or support for) the project as proposed. If
the project continues to move forward, you will have another opportunity to provide input
at a Planning and Zoning Board public hearing and you will receive a similar notification
via mail regarding the date, time and place of the hearing.

The list of affected property owners for this neighborhood meeting is derived from
official records of the Larimer County Assessor. Because of the lag time between home
occupancy and record keeping, or because of rental situations, a few affected property
owners may have been missed. Please feel free to notify your neighbors of this and
future meetings so that all may have an opportunity to attend. Thank you for your time
