point to Harmony. The approach to the stop sign MUST be clear so the sign is
easily visible (there's a tree shown within 15 ft of the stop sign). And, with the
stop sign behind the detached walk, the trees in the parkway cannot impact
sight distance onto Harmony. The trees closest to the access may need to be
moved (especially the large one on the east side)

05/11 /2016: For the bus stop a type 2 (Bench) stop will be required for this
location. The developer is responsible for upgrading the concrete surface of the
bus stop to meet City standards. The bench, bike rack and trash will also need
to be accommodated for by the developer. You have the option to pay Transfort
for the amenities and we will take responsibility for purchasing and installing
them or you can purchase and install them yourself. We will need to work with
you on the DA language depending which route you take. I have been in
communication with Sara Coutts on this. If you have any additional questions

05/05/2016: FIRE ACCESS ALONG MAIN PRIVATE DRIVE
The width of the main road, when fully parked, provides less than the 20'
minimum fire lane width per code. The local street standard you are using
intended for single family developments where driveways provide relief areas
for cars to pass one another. When one side of the street can be fully parked, as
in your plan, the intent of the street standard is no longer supported. A full 20'
width will be required. I'm willing to help you work through the problem. Please

Pre -Submittal meetings assist the designer/builder by assuring, early on in the
design, that the new projects are on track to complying with all of the adopted
City codes and Standards listed below. The proposed project should be in the
early to mid -design stage for this meeting to be effective. Applicants of new
projects should email scarter@fcgov.com to schedule a pre -submittal meeting.

planted right up to the sidewalk along Harmony. Figure 16-1 of our street
standards (Larimer County Urban Area Street Standards) specifies that shrubs
& hedges are setback a minimum of 2 feet from the sidewalk, so the shrubs
should be moved back from the walk or replaced with some sort of groundcover
type plant.

It appears that the trees to evaluate are still shown on the plan. The two
chanticleer pear just to the west of the curb cut and the honeylocust just to the
east of the curb cut appear like they could be an impact and should be reviewed
for not planting.

It appears that at the project entry/exit along Harmony Road the street trees
closest to the curb -cut may cause site distance conflicts. Evaluate not planting
the two pear trees to the west of this intersection and the first honeylocust to the
east.

On final landscape plan adjust street trees away from entry drives to allow
greater site distance at these intersections.
