Box 580 Fort Collins, CO 80522-0580 970.221.6750 970.224.6134 - fax fogov. com/de velopmentreview October 3, 2012 Dear Resident/Property Owner: On Thursday, October 18, 2012, 6:00 p.m., at City Hall, 300 LaPorte Avenue, Fort Collins, Colorado, the Fort Collins Planning and Zoning Board will conduct a public hearing to discuss an annexation and zoning petition known as Kechter Crossing. The Kechter Crossing property was reviewed as a 75 lot residential neighborhood by Larimer County Staff and has received final approval for development by the Larimer County Board of County Commissioners. The property, with the site plan approved by the County, is now proposed to be annexed into the City of Fort Collins. The project is referred to as Kechter Crossing #ANX120008. Kechter Crossing is approximately 28.9 acres located on the south side of Kechter Road approximately 900 feet east of the intersection of South Timberline Road and Kechter Road. Kechter Crossing is adjoining and immediately west of a parcel of land owned by the City of Fort Collins for the City's Affordable Housing Land Bank. This annexation is not associated with the Kechter Farm development, which is located southeast of the Kechter Crossing Annexation. The Kechter Crossing Annexation does not create an enclave. Kechter Crossing is located within the Fort Collins Growth Management Area (GMA). According to policies and agreements contained in the Larimer County and City of Fort Collins Intergovernmental Agreements, the City will agree to consider annexation of property in the GMA when the property is eligible for annexation according to State law. The list of affected property owners for this public meeting is derived from official records of the Larimer County Assessor.
