Box 580 Fort Collins, CO 80522-0580 970.221.6750 www. fcgov. com/developmentreview This letter is being sent to let you know of a potential development project near your property and to invite you to a neighborhood meeting where you can learn more about the proposed project. The developer will present sketch plans of the project and there will be an opportunity to ask questions and provide input. We welcome and encourage your participation, as your input is an important part of the review process. Meeting Time and Location: Monday, September 23, 2013, from 7:00 p.m. — 8:30 p.m. at Shepardson Elementary School, 1501 Springwood Drive. The project is referred to as the Morningstar Long Term Care Facility. The project site includes approximately 4.45 acres at the northwest corner of Horsetooth Road and Lochwood Drive. A location map of the site is shown on the back of this letter. The site is zoned L-M-N, Low -Density Mixed Use Neighborhood district. The proposed project is subject to review by the Planning and Zoning Board when/if the project moves forward through the City review process. If you are unable to attend the neighborhood meeting, but would like to provide input, written comments are welcome by mail to the address above, or you may e-mail them to me directly at iholland@fcgov.com. Preliminary drawings of the proposal can also be found online at: http://www.fcgov.com/developmentreview/agendas.php. Meeting notes will be available online after the meeting at this same online address. Information on the City's development review process is found online at fcgov.com/citizen review. She is available to assist residents who have questions about the review process and how to participate. The list of affected property owners for this neighborhood meeting is derived from official records of the Larimer County Assessor. Because of the lag time between home occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed.
