Lots 53 through 58 (half of lot 53) backing to Carriage Parkway must have at a
minimum rear lot line fencing to provide privacy and transition and contribute to
an attractive street corridor along Carriage Parkway in accordance with
3.2.1(E)(1) and 3.2.1(H). This could be split rail or privacy fencing/columns with
pockets of shrubs along the fence line in the common area. Additionally, we
would encourage, but not require, showing a combination of split rail and
privacy fencing on the plans at all lot lines along outlot A, C and E to provide
transition and ensure that the common areas are defined.

12/19/2014: The (4) off -site easement dedication documents have been
received. An additional TDRF fee of $1,000 is needed to dedicate easements
by separate document. Once approved, a recording fee to record the
documents at the Larimer County Clerk and Recorder's Office will be needed.
The recording fee will be calculated and communicated when the dedication
documents are final.

We need some additional notations on the plans to make sure the common
fencing has a consistent look throughout the project. Please add the following
note to the site plan and also a note on the fencing detail that references the
note (or duplicate the note on the detail): Fencing: All fencing and masonry
columns shown shall be installed in accordance with the locations shown on
these plans. All fencing and masonry columns shall utilize a consistent color,
finish, material and design detail. All columns and fencing shall be located at
least 2 feet behind the sidewalks. Refer to sheet 4 of 8 for fence and column
design detail. Any additional common area fencing and any additional fencing
for individual single-family lot lines must utilize the same color, finish, material
and design detail established with the fencing shown on these plans.

Per the redlines, please make sure all of the common areas show turf hatching.
Also there were a couple of trees located close to HC ramps. Change the
fence labeling from 6 feet to 5 feet. Landscape Plan title is misspelled on page
5 of 8. Please also label the fence columns on the site plan as a typical.
