Box 580 Fort Collins, CO 80522-0580 970.221.6750 970.224.6134 - fax fcgov. com/developmentreview On Thursday, December 20, 2012, at 6:00 p.m., at City Hall, 300 LaPorte Avenue, Fort Collins, Colorado, the Fort Collins Planning and Zoning Board will conduct a public hearing to discuss a land use development proposal in your neighborhood. The project is referred to as the Discount Tire Addition of Permitted Use, Project Development Plan #120024. The site is located approximately at the northeast corner of North College Avenue and East Willox Lane (see map on reverse). The project is on 1.19 acres within the North College Marketplace shopping center, Lot 7, with approximately 220 feet of frontage along North College Avenue. The existing King Soopers is located east of the proposed site. The proposed building is one story and will contain approximately 6,947 square feet. The property is zoned C-C-N, Community Commercial — North College District. The proposed Addition of Permitted Use is retail store with vehicle servicing. The list of affected property owners for this hearing is derived from official records of the Larimer County Assessor. Because of the lag time between home occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed.
