Box 580 Fort Collins, CO 80522-0580 970.221.6750 970.224.6134 - fax fcgov. com/currentplanning August 22, 2012 Dear Resident or Property Owner: On Wednesday, September 5th, 2012, from 6:00 p.m. — 8:00 p.m. at the City of Fort Collins Streets Department main facility building, 625 North Lemay Avenue (also known as 625 East gth Street), the City of Fort Collins Community Development and Neighborhood Services Department will conduct a neighborhood meeting to discuss a proposal in your neighborhood. The project is referred to as the Discount Tire at North College Marketplace Lot 7 Addition of Permitted Use. At the neighborhood meeting, the applicant will be present to discuss this proposal. City Staff also will be present to answer questions about the City's Land Use Code, review process, and the regulations that relate to this proposal. At this meeting, an official decision of approval or denial for this project will not be reached. The meeting is an opportunity for neighbors to ask the applicant questions about the proposed project. Additionally, please go to www.fcqov.com/drq for more information about the City's development review process. The site is located at Lot 7 of the North College Marketplace (see map on reverse). The proposal consists of an approximate 6,950 square feet retail store with vehicle servicing. Lot 7 is approximately 1.2 acres and is adjacent to North College Avenue. The existing King Soopers is located east of the proposed site. The site is zoned C-C-N, Community Commercial — North College District, and an Addition of Permitted Use is subject to a review and public hearing with the City of Fort Collins Planning and Zoning Board. The list of affected property owners for this neighborhood meeting is derived from official records of the Larimer County Assessor. Because of the lag time between home occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all pertinent stakeholders may have the opportunity to attend.
