On Thursday, January 14, 2016, at 6:00 p.m., at City Hall, 300 LaPorte
(please see map on reverse)
Avenue, the City of Fort Collins Planning and Zoning Board will conduct a
public hearing to consider a development proposal near your property.
PROPOSAL DESCRIPTION
The project is referred to as 215 Mathews Street Offices #PDP150020.
• New 3-story office building
■ 8,550 square feet
This is a request to demolish the existing house at 215 Mathews Street
■ Alley access only
and build a new three-story office building. The building would contain
■ 9 on -site parking spaces
approximately 8,550 square feet. The site is 7,000 square feet in size.
• 4 new on -street parking spaces
• 7,000 square foot lot
The existing driveway off Mathews Street would be closed and replaced
• Five Modifications of Standard:
by four new, on -street, public parking spaces. Sole access would be
• Floor -to -area ratio -entire lot
gained via the alley to nine at -grade, under -structure parking spaces.
• Floor -to -area ratio - rear'/z of lot
The parcel is located in the Neighborhood Conservation Buffer (NCB)
• Front yard setback

• Side yard setbacks for wall height
over 18 feet only (north and south)
Five Modifications of Standard are proposed. Two relate to the maximum
