The current structure does need to be replaced. There are a few concerns however. The building will be quite large. We are not in favor of permitting the modifications proposed to the standard. We understand that modifications have been allowed on other projects but the standard itself has not changed, and allowing each new project to ignore the standards changes the character of the neighborhood significantly. With the new townhomes on the corner of Olive and Mathews and Uncommon on College, there will be more than enough oversized buildings in a concentrated area. We are also concerned about parking and traffic in the alley. With all of the new construction requiring alley access, the alley will essentially become a street. Site lines driving out of the alley in both directions are really not very good either. Right now parking is tight and with Uncommon, there is a possibility that street parking will become a problem. If the building will have tenants and those tenants have any clients, street parking may be insufficient. Having office space downtown, we have not found that there is a shortage of space, and recently there has been quite a bit of space added, so I'm not sure more office space is as critical as the proposal states. There is also concern about the concrete sides of the building. Yes, renderings of the front look nice but it is disappointing that the sides of the building will not be attractive. It does make this building look like a fill-in, rather than one that is "sensitive to the character' of the existing neighborhood. Thank you for allowing us to offer these opinions.
