O6/11/2014: I'll defer to Traffic Operations, but the placement of the eastem-most diagonal (handicap) parking along Olive Street appears to be too close to the crosswalk and would result in backup maneuvers onto the crosswalk. Comment Number: 13 Comment Originated: 06/02/2015 06/02/2015: There are discrepancies between the documents (civil, site and plat) regarding the dedication of easement types within the platted boundary. The plat shows a 20 foot private access & maintenance easement along the middle of the property and a 5 foot private access easement along the northern boundary. The civil plan call this out respectively as a 20 foot utility and private access easement and a 5 foot utility and private access easement. The site plan calls out a 20 foot private access and maintenance easement, but then doesn't call out the 5 foot easement. Please look to have this coordinated. With the civil plan calling out utility easement as one of the easement types, is this intended to be a private utility easement, as this could otherwise be conveyed on the plat itself. Overall, I'll be curious to see how these (presumably) private easement are able to be 'conveyed' at this time as I didn't think easement can be conveyed when the grantor and grantee are presumably the same entity. The Plat has been revised and both civil and site plans Topic: Plat have been adjusted to match the plat Comment Number: 2 Comment Originated: 06/11/2014 06/02/2015: Seeing that the plat also calls out a 5 foot private access easement by separate, we'll also need to track the providing of the recording/reception number information prior to filing of the plat. In looking at this further, I think the comment originally below of calling out the private access easement as an exemption to easement dedicated to the City should just be removed at this point since its dedication is occurring by separate document anyway. Otherwise though, the dedication statement should perhaps be further revised to call out the private access easement. O8/13/2014: With the response indicating that it is to be recorded by separate document, the plat should be providing recordation/reception number information. 06/11/2014: The 20' "private access & maintenance easement" would need to called out as an exemption to the certificate of dedication for easements conveyed to the City. This would need to be a private easement not conveyed to the City. The private easement will be recorded prior to mylar of the plat. They have been removed from the exemptions portion of the text.
