06/10/2014: FIRE SPRINKLER SYSTEM
The most recent plans for the site show all residential units at four stories. Due to the height of
the north building and lack of aerial fire apparatus access, a full NFPA13 sprinkler system was
discussed and required noted in the Conceptual Review meeting on August 9, 2013. See staff
comment letter dated 9/23/13.
Response: In a meeting between Ron Gonzales (Poudre Valley Fire Department), Mike Crane (Western
States Fire) and KEPHART on 6/12/14 and a subsequent meeting with Russ Hovland (Ft. Collins Building
Department) it has been decided by all parties that the project will be designed to a Full NFPA 13 sprinkler
system throughout (on both units designed under the 2012 IBC and 2012 IRC codes) to respond to the Fire
Department's concern of access to the North building. It was also decided there is no need for a standpipe
and pump on the project. Russ Hovland also indicated that after August 1, Fort Collins is requiring NFPA 13
systems on all projects, and this project will be designed to meet this new requirement.

Information on each tree should include species, size, condition, intent to retain or remove and
mitigation. This information should be provided in a table on the landscape plan. Contact the
City Forester for an on -site meeting to obtain information for the tree inventory and evaluation.
Response: A meeting was held on -site with the City Forester to evaluate existing tree conditions and the
number of trees required for mitigation (3). All four trees on the planting plan meet the mitigation tree
requirements, exceeding the mitigation requirements for the project.

large maple tree located off -site must be provided to the City Project Planner. Permission

06/10/2014. The mulch beds in the parkways will have foot traffic as people parking along the
street will traverse the parkways to get to the sidewalk. Be sure to specify a mulch product that
will not break down easily and applied to a sufficient depth to withstand foot traffic. The soil
should be amended to ensure that the trees receive moisture. Please add a note to the
Landscape Plan indicating the purpose, function and design of the two mulch beds.
Response: The parkway mulch beds are being used to best protect the existing tree in the parkway at the
direction of the City Forester. Similar treatments have been used at the nearby Library project, so we are
designing these to match a similar neighborhood character. The mulch has been indicated on the plans as 4"
depth wood mulch. This increased depth will help with foot traffic, and we have provided stepping stones in
locations immediately adjacent to building doors that would most likely be used for cut -through paths. Soil
amendment notes are included on the plans.

06/10/2014: Along both frontages, there seems to be a deliberate attempt to not plant shrubs
over the storm sewer line. While trees are discouraged over storm sewers, shrubs present no
such similar issues. Please consider spreading the shrubs out accordingly to take full
advantage of the width that is available. Perhaps by doing so, additional plant material can be
added.
Response: The plants are being held away from the building foundation based on the recommendations from
the soils report, not to avoid the storm sewer lines. The locations of the plants provide a simple but
ornamental 'front yard' landscape treatment in this narrow area, but using low-water, drip -irrigated plantings
set as far from the foundation as possible.

Response: Standing seam metal roof locations and color has been indicated on the Architectural Elevation
sheets. More detailed information concerning the building's base masonry has been indicated on elevations.
Further, Sherwin Williams colors have been selected and indicated at all Stucco locations.
