The most recent plans for the site show all residential units at four stories. Due to the height of
the north building and lack of aerial fire apparatus access, a full NFPA13 sprinkler system was
discussed and required noted in the Conceptual Review meeting on August 9, 2013. See staff
comment letter dated 9/23/13.

the sidewalk and curb, medians and other city property. This permit shall approve the location

trees and a hold on certificate of occupancy.
3.Contact the City Forester to inspect all street tree plantings at the completion of each phase of
the development. All trees need to have been installed as shown on the landscape plan.
Approval of street tree planting is required before final approval of each phase.
4.Minor changes in street tree species and locations may be made during construction as
required by site conditions or availability of material. Overall quality and design concept shall
be consistent with approved landscape plans. Any changes will be provided to the Landscape
Architect for review and approval as well as the City of Fort Collins.
5.Street Trees shall be supplied and planted by the developer using a qualified landscape
contractor.
6.The Developer shall replace dead or dying street trees after planting until final maintenance
inspection and acceptance by the City of Fort Collins Forestry Division. All street trees in the
project must be established, of an approved species and of acceptable condition prior to
acceptance.
7.All tree pruning and removal shall be performed by a tree service business that holds a
current City of fort Collins arborist license as required by code.
8.Tree Utility separations:
Forty feet between shade trees and streetlight. Fifteen feet between ornamental trees and
streetlights
Twenty feet between shade and /or ornamental trees and traffic control signs and devices
Ten feet between trees and water or sewer mains
Six feet between trees and water or sewer service lines

over the storm sewer line. While trees are discouraged over storm sewers, shrubs present no
such similar issues. Please consider spreading the shrubs out accordingly to take full
advantage of the width that is available. Perhaps by doing so, additional plant material can be
added.

Landscape Plan indicating the purpose, function and design of the two mulch beds.
