In addition, two, man -gates are needed to ensure fire access to within 150' of all portions of all buildings. We spoke of a man -gate on the south side of Building C however, in our meeting I neglected to mention the need for a man gate at the NE corner of Building B to provide fire access to the north side of that building. The man gates may be designed with no special features and be secured with pad locks if so desired. A "KNOX Key Switch" is recommended for access at the electric, main entry gate. IFC 503.6: The installation of security gates across a fire apparatus access road shall be approved by the fire chief. Where security gates are installed, they shall have an approved means of emergency operation. The security gates and the emergency operation shall be maintained operational at all times. Gates securing fire apparatus access roads shall comply with all of the following criteria: 1. The minimum gate width for vehicle access shall be 20 feet. 2. Gates shall be of the swinging or sliding type. 3. Construction of gates shall be of materials that allow manual operation by one person. 4. Gate components shall be maintained in an operative condition at all times and replaced or repaired when defective. 5. Electric gates shall be equipped with a means of opening the gate by fire department personnel for emergency access. Emergency opening devices shall be approved by the fire code official. 6. The selections would benefit from additional low perennial grasses, deciduous and evergreen shrubs to work in some of the tighter areas of the plan. Plant spacing, placement and design needs work. Many of the plants are too close to one another, too far apart from one another, too close to curbs, foundations, fences, sidewalks or walls to be effective without long-term issues. Would recommend using smaller size river rock which is more aesthetically pleasing and the larger rock makes future maintenance of plant material difficult.
