maintenance. The design should include some forebays that are easily cleaned
to prevent the basins form silting up. Additionally, the grass mix should be done
such that these could handle wet conditions. Finally these should provide maybe
an overflow pipe to drain the pond beyond a certain elevation similarly to the west
side swale on the property.

The actual location of the high transmission lines along Lemay does not appear
to show on the landscape plan. The 45 foot easement is shown but it appears
that the western edge of the easement may possibly be at the edge of the
overhead lines. The project needs to confirm that the proposed trees will not
conflict with high transmission lines as they grow and mature. Please set up an
on -site meeting with the City Forester and a representative from PRPA to
review proposed tree selection and placement in proximity to existing overhead
utility transmission lines.

10/21/2015: Prior to issuance of the Development Construction Permit (DCP),
and prior to prairie dog removal, please submit the results of a burrowing owl
survey completed by a professional, qualified wildlife biologist, and in
accordance with the Division of Parks and Wildlife standards if removal is
between March 15 and October 31. Note the timing requirements of these
surveys are between March 15 and October 31, as no burrowing owls are
expected to be present between November 1 and March 14 . This issue will be
included in Development Agreement language and is required due to the
presence of prairie dogs on the site.
07/21/2015: Thank you for submitting the ECS. We trust that its findings are
accurate and that the prairie dog colony is indeed under fifty acres. As such,
prairie dog mitigation is not necessary; however, prairie dogs inhabiting the site
must be removed as per Section 3.4.1(N)(6) using city -approved methods and
using methods reviewed and approved by Colorado Parks and Wildlife.
Furthermore, if prairie dog management occurs between March 15 and October
31, burrowing owl surveys shall be conducted by a professional, qualified
biologist and a report submitted to the City's Environmental Planner.

detached sidewalk where the walk curves slightly closer to the flowline. For
Buckingham, it appears that one additional tree could be planted west of the
driveway and two additional trees could be planted east of the driveway with
adjusted distribution. Per our staff review meeting on October 21 st, it appears
that the southern -most L.I.D. basin along Lemay can be removed. This will free
up space to allow the additional street trees.

10/21/2015: Regarding the rear elevations of Buildings D-1 and D-2, staff
acknowledges that slight variations have been made to the roof lines of each
building. Staff contends, however, that additional horizontal relief is needed
given the length of exposure to Buckingham. Staff recommends that a series of
pilasters that project a sufficient depth to create a visible shadow line be
considered. Other features that further articulate these two west -facing
elevations that contribute to horizontal relief may also be considered. Per our
staff review meeting of October 21 st, staff agrees that additional emphasis on
horizontal relief may be limited to Building D-1 only as it has the most exposure
to Buckingham Street.
