It is a major amendment because we are replatting the lots that were previously planned as one lot for condominiums to individual single family attached lots. The number of units will remain the same as previously planned. I've attached a draft copy of the Replat and Site Plan so you can see what is changing (see Lot 1 Block 5, Lot 1 & 2 of Block 4 and Lots 1 & 2 of Block 2). The reason I have emailed you, is because a geotech report and TIS are required unless waived. I assumed those both could be waived based on what we are doing, but wanted to have you verify that. The project was previously approved in 2009, but we also just did a minor amendment on it earlier this year. 2 Stephen Olt From: Martina Wilkinson Sent: Thursday, December 11, 2014 9:54 AM To: 'Sam Eliason'; Sheri Langenberger Cc: Jason Holland Subject: RE: Union Place (Revive) Major Amendment Sam — I've pulled this file and reviewed since it was approved before my time. There was a TIS memo done in 2011. If the only thing that is changing from the approved plans is a replat of the lots, and there isn't a change from the approved number of units / trip generation, then there is no reason to do further or different traffic review. The TIS requirement can be waived. Martina Martina Wilkinson, P.E. PTOE City of Fort Collins Traffic Operations P.O. Ward, Are you okay without an updated traffic report? Please give me a call if you would like to discuss. We were hoping to submit our plans this afternoon or tomorrow.
