There is no intention to block historic access to the ditch for maintenance. Although this
comment appears to be directed at a parcel of ground not associated with the plat in question.
the College has no intention of blocking historic access to the ditch. A temporary construction
fence which was erected to cordon off the detention pond work site has been reconfigured to
permit access along the ditch. Upon completion of the final work in the detention pond
(anticipated by mid -July) this temporary construction fence will be removed. The existing, live
Cottonwood trees will not be damaged with any provision of access to the ditch for
maintenance.

The detention pond areas and ourfaii locations are not part of this application nor found on the
plat. However, negotiations are underway to provide access to these areas for maintenance and
will be resolved by a separate agreement by Front Range Community College.

Front Range as the owner of the entire property allowing for the preservation of a
corridor along the irrigation canal. During these discussions, the Clarendon Hills HOA
and ARC members remained concerned about the FRCC owning the entire parcel. In
order to appease area residents, Front Range voluntarily restructured their purchase
agreement with the Church to only acquire the northern portion of the site leaving the
southern "lot" to the Church for future development. Both applicants agree and are
requesting that the future and final resolution of the limited wildlife corridor be
addressed at the development permitting phase of the southern portion of the site still
owned by the Church. This request is based on the notion that the potential "corridor"
exists only on the southern lot, and may change over time with the realignment or
burying of the irrigation ditch. It should also be noted that Front Range Community
College's design of the new southwest parking lot incorporated a substantial enhanced
open space area, with a 100 foot setback between the parking lot and the nearest
residential lot, per the development agreement with the HOA. It is also felt by the
applicants that any resolution of this matter would be better handled with a site specific
plan, if and when the Church decides to develop their property.
