Assessor:
In 2012 this property was platted as Arrowhead Condominiums. The plat was
recorded on 1/3/2012 at 20120000249. The land surrounding the platted ten
condo units is GCE for the units of Arrowhead Condos.
Typically a Supplemental Condo Map would be recorded for the development of
future buildings, but this preliminary is not for condominiums. Will there be a
document recorded to vacate the existing Arrowhead Condos?

02117/2016: Thank you for providing a photometric plan with this PDP
submittal. Current plans do not appear to show light spillage into the delineated
50' natural habitat buffer zone: however, the photometric plan does not
accurately label the NHBZ. Please update to show the NHBZ line as on the site,
landscape and utility plans. With respect to lighting, the City of Fort Collins Land

02/16/2016: The proposed landscape plan does not meet the minimum
standard for full tree stocking. Additional perimeter tree stocking is needed
along Centre Avenue and Worthington Circle. Trees can be planted in a row or
more informal arrangement, whichever is more appropriate for the utilities.
Shade trees should be used whenever possible.
Response: Additional trees have been added along Centre Avenue and Worthington Circle.

02/16/2016: Consider adding brick lintels over windows on stucco walls.
Response: The intent of the design is to closely match the adjacent existing condo building
exterior finishes and materials. Adding brick lintels would create a discontinuous aesthetic as the
existing building has stucco lintels.
