When tallying up all landscape area, which is surrounded by vehicle use areas, the total comes to 10.4%
landscaped. The location of these beds maximizes flexibility of the vehicular space while providing as many
shade trees as possible. A 6' tall fence has been added to the east side.

Response.
To provide low and even light across the easi parking lot, it ,s better to have the heads higher. The lower the
light heads are to the ground, the higher the footcandle count becomes. We are balancing out the height and
footcandle levels with the current design. Poles height to be 22'-0" on 3'-0" concrete base (to protect poles
from vehicle damage). The pole lights are equipped with house -side shield optics to reduce light output from
the back of the fixture heads.

90 degree turn for the sidewalk heading south along the frontage road with a curve to the east
such that it appears to get the sidewalk out of the trajectory of the light pole. (The sidewalk
could potentially detach to go behind the fire hydrant.) Pavers could then be used in between
the sidewalk and the curb.

identifying area that is to be paver vs. concrete along the frontage road. Please coordinate.
Engineering would want to see the concrete sidewalk having the 90 degree turn to the east,
visually tying into the sidewalk alongside the building directly south (as shown on the site and
landscape plan) vs. the pavers shown on the construction plans, in order to give the visual cue
that the sidewalks tie into each other (and make it less appear that the sidewalk along this
property dead -ends into the light pole).

The prefinished metal panel is being used as an accent material for the building and is a product by Metal
Sales. It has been used throughout Fort Collins on municipal buildings including the County Building
downtown. Attached is an image of the panel installed on the County Building. The panel we are proposing
has a different profile and I have attached its product data.

provide a revised plan with examples of the proposed lighting levels. Light levels can be
limited per LUC 3.5.1(J)(5).
YES 4 Response: A typical car lot is recommended to have light levels of 30 footcandles and lit with (2) 1000 watt
\BCD 0P metal halide bulbs per pole light. Our design provides significantly lower light levels of 1-4 foot candles and lit
S� 61 �M6 287 watt LED fixtures. Additionally, we are providing much lower light levels than what is allowed by LUC.

objectionable from Engineering. That said, the applicant should be aware that Engineering will
inspect to ensure that no more than 1/4 inch differential occurs between sidewalk and pavers as
well as between pavers along the sidewalk path. Additionally, the City will look to ensure that
this is maintained in such a manner post construction and warranty period.

fSince we are reus ng an existing building, we are limited to the amount of glazing on any of the elevations.
We have maximized the glazing on the College facing elevation while being able to keep the existing roof
intact. We have increased the amount of glazing from its current condition. Additionally, we are not
achieving the 60% because we have increased the parapet height to screen the mechanical units.
Unfortunately this lowers our glazing percentage.
