12/31/2012: The titles of the drawings should be coordinated between the plan sets. I believe
that we're trying to get away from using street addresses for titles. I would recommend with the
site plan indicating Mitsubishi after the address and the construction plans indicating Lot 8,
Thunderbird Estates Sixth Subdivision, that Thunderbird Estates Sixth Subdivision, Lot 8,
Mitsubishi (or some rearrangement thereof) could serve as a title.

12/20/2012: From Century Link: There is a 50 pair cable (in owner provided conduit)f from the
alley to the data or telco room.
Currently there is not much working in there so services can be provided without changing a
thing.
However, if the remodel requires the terminal to be relocated or the cable moved, upsized etc,
then all of those associated costs would go to the current owner. Based on the request to
planning, this doesn't appear to be the case. Only a use change, fagade change and
landscaping.
If they do propose a change to the plant or terminal location, they will need to contact
Centurylink and arrange for site visit with the construction personnel, collection of billing
information, etc prior to the remodel before any re -engineering of the facilities can take place.
If there is any consideration for (future) fiber facilities, this may be the time for the owner to
consider entrance conduits from the alley easement as CTL cannot simply place fiber on
private property. CTL will need a conduit path from the Alley easement (or from S college
side) to bring fiber into the building.

12/27/2012: The specs for the B61 light fixtures need to show that they are fully shielded and in
compliance with CofFC standards for cut-off. Also, add a note on the photometric and the first
page of the site plan that the light levels for fixtures in the rear of the lot will be reduced by 50%
at 10 P.M. daily.
12/11/2012: The lighting plan appears to be very bright and needs to provide more subdued
light with fixtures that are lower than proposed. Also, the lights need to be dimmed after 10
P.M. This is not a display area and does not need to be visible from College Avenue. Please
provide a revised plan with examples of the proposed lighting levels. Light levels can be
limited per LUC 3.5.1(J)(5).

12127/2012: The parking lot in the rear is not providing the required amount of landscaping per
LUC 3.2.1(E)4-5. According to my calculations, per Figure 1 (3.2.1(E), the interior of the lot is
14,081 square feet and is required to have 6% (845 s.f.) as landscaped area. The perimeter 5
foot setback is required to be landscaped and is not included in the interior landscaping
calculation. See redline.
12/11/2012: Upon further discussion, the inventory lot is considered a vehicle use area and
therefore must comply with the standards in 3.2.1 (E) regarding parking lot screening and
landscaping. This does not change the comments provided at the staff review meeting. Please
provide a 6' fence along the east side with some portion on the north and south. Also, 6% of
the interior space shall be landscaped areas.

12/31/2012: The plans do not give a measurement on the proposed separation between the
edge of sidewalk and the edge of the fire hydrant. I'd like to see some sort of
dimensioning/note added to the plans, (ideally as an example: "edge of sidewalk to be
separated 2 feet from the edge of the hydrant"). Prior to a public hearing, the amount of
separation between the hydrant and the walk should be known.
12/11/2012: The fire hydrant needs to be shown in relation to the sidewalk to verify the amount
of sidewalk width between the curb and hydrant.

scales out to 3 feet in width. Ideally the 5 feet width should be maintained. 3 feet isn't
considered to meet local standards for sidewalk width and would not meet new ADA
requirements. The width will need to be widened.
