Box 580 Fort Collins, CO 80522-0580 970.221.6750 970.224.6134 - fax fcgov. com/current planning February 7, 2013 Dear Resident/Property Owner: On Thursday, February 21, 2012 at 6:00 p.m., at City Hall, 300 LaPorte Avenue, Fort Collins, Colorado, the Fort Collins Planning and Zoning Board will conduct a public hearing to discuss a land use development proposal in your neighborhood. The project is referred to as Mitsubishi (2712 S. College Ave.), Major Amendment - #MJA120007. This is a request for a change of use from a garden supply store (Retail) to a car dealership. The proposed change of use changes the character of the property and therefore must be processed as a Major Amendment. Accordingly, the use is subject to review and approval by the Planning and Zoning Board per the requirements of approval for Vehicle Sales in the General Commercial (CG) District. The site is also in the Transit - Oriented Development (TOD) Overlay District. The proposal for vehicle sales in a 6,702 S.F. building on a 0.7 acre lot located at 2712 South College Ave. is to apply a new fagade of brick, stucco, metal panel, and aluminum sun shades, create display space in front for 2 - 3 vehicles (with more display inside the building), create inventory space in back for 30 vehicles. The inventory space will be screened from the residential property to the east by a fence and shrubs, and the lights in the display space will be reduced by 50% each evening at 10 P.M. Additionally, you may find it helpful to review the Citizens' Development Review Guide (CDRG), available at http://www.fcgov.com/developmentreview/citizenreview.php.This guide may aid you in understanding your role in the development review process and how to provide effective input at or before the public hearing. Finally, the list of affected property owners for this neighborhood meeting is derived from official records of the Larimer County Assessor. Because of the lag time between home occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this hearing so all stakeholders may have the opportunity to attend.
