The architectural renovation will merge the existing material pallet of brick masonry and
grey metal with modern elements to create an updated and timeless design which fits
into the regional context. The entry will be realigned to face College Ave. and additional
protection from the weather will be added.
It is expected that there will be six to twelve employees on site. It is anticipated that
employees will take advantage of alternative transportation. There will be ample bicycle
parking and there is a bus stop, serving two routes, within 500 feet of the property. The
owners anticipate having spare bicycles for employees and patrons to borrow.
The construction will commence upon issuance of the building permit. There will only be
one phase and public and private improvements will be constructed at the same time.
We believe the Mitsubishi kiosk dealership will be a valuable asset to the community.
This project will provide a new option for car dealerships, making their footprint and
impact much smaller. The proposed design compliments the surrounding commercial
uses and provides much needed updates to a vacant building.

Planning Objectives
The landscape design objective for the Mitsubishi kiosk dealership is to create a retail
environment that reflects the land stewardship Mitsubishi strives for. Located at 2712 S.
College, it is intended to be a kiosk dealership which focuses on electric cars and will
have minimal vehicle inventory. Located on approximately .7 acres of land where the
frontage roads parallel College Ave. south of Drake. The property is zoned General
Commercial (CG). The building is currently vacant and the last use was Aspenglow
Garden Supply. The intent is to renovate the existing building by adding a new fagade
and interior improvements. The metal building which was added several years ago
would be re -used as minor service and repair area. The brick masonry building in front
would serve as the showroom and offices. Since the property is in the TOD overlay
district, a public sidewalk and easement is proposed at the back of curb.
The site will be designed with the pedestrian in mind by adding a sidewalk where none
currently exist. There will be accessible ramps and curb cuts through an existing median
in the drive way. Currently, pedestrians are using the frontage road and private walks at
the face of the buildings. Anticipated streetscape elements include enhanced permeable
paving, seat walls, bike racks, pedestrian lighting, planters, etc. A majority of the
existing lawn will be removed and replaced with native plantings. Overall impervious
area will be reduced through the addition of landscaping. Plant beds near the foundation
will soften the architecture and create variation. There will only be two or three display
cars along College Ave. with the rest of the inventory in the rear where there is an
existing parking lot. By creating a precedent for future renovations along College Ave.
the project will contribute towards a livable, aesthetically pleasing, and environmentally
responsible community.
