the Records of Larimer County, located in the Northeast Quarter (NE1/4) of Section Twelve (12),
Township Seven North (T.7N.), Range Sixty-nine West (R.69W.) of the Sixth Principal Meridian
(61h P.M.), City of Fort Collins, County of Larimer, State of Colorado.
TOGETHER WITH a tract of land being a part of the Northeast Quarter (NE1/4) of Section
Twelve (12), Township Seven North (T.7N.), Range Sixty-nine West (R.69W.) of the Sixth
Principal Meridian (6th P.M.), City of Fort Collins, County of Larimer, State of Colorado and being
more particularly described as follows:
COMMENCING at the Southwest corner of that Parcel (1) described at Reception Number
20070090962 and assuming the South line of said Parcel (1) as bearing North 88°38'28" East a
distance of 874.63 feet with all other bearings contained herein relative thereto;
THENCE North 88038'28" East along said South line a distance of 616.59 feet to the POINT OF
BEGINNING at the Northeast corner of Lot 1, Odell Brewing Company First Replat as recorded
June 9, 2009 as Reception No. 20090037685 of the Records of Larimer County;
THENCE North 00000'00" East a distance of 884.65 feet to the North line of that Parcel (2)
described at Reception No. 20090001512;
THENCE North 90°00'00" East along said North line a distance of 77.05 feet;
THENCE South 00°00'00" East along the East line of said Parcel (2) and the West line of that
Parcel (3) described at Reception No. 20090001513 a distance of 535.18 feet to the Southwest
corner of said Parcel (3);
THENCE South 89°39'58" East along the South line of said Parcel (3) distance of 185.26 feet to
the east line of aforesaid Parcel (1);
THENCE South 00°43'36" West along the east line of said Parcel (1) a distance of 343.30 feet to
the Southeast corner of said Parcel (1);
THENCE South 88°38'28" West along the South line of said Parcel (1) a distance of 258.04 feet to
the POINT OF BEGINNING;
Said described parcels of land contains 8.739 Acres, more or less (±), and is subject to any rights -
of -way or other easements of record or as now existing on said described parcel of land.
