Add these landscape notes:
Landscaping must be secured with an irrevocable letter or credit performance bond or escrow account
for 125% of the valuation of the materials prior to issuance of building permits.
Street trees shall be installed by residential lots by the developer at time of CO, unless time of year
limits tree planting, in which case residential street trees shall be planted within than 6 months of CO.
The Developer shall replace dead or dying street trees after planting unit final inspection and
acceptance by the City of Fort Collins Forestry Division. All street trees must be established, an
approved species and of acceptable condition prior to acceptance.
Street tree locations and numbers may be adjusted to accommodate driveway locations, utilities
separation between trees, street signs and street light. Street trees to be centered in the middle of the
lot to the extent feasible. Quantities shown on plan must be installed unless a reduction occurs to
meet separation standards.

Review landscape note number 15 with the City Planner. (Parkways to the front or side of a residential
lot are not required to have underground automatic irrigation.) Landscape surface treatment and
irrigation of parkways should be to the City of Fort Collins Streetscape and Median Standards.
Describing the landscape surface in parkways by residential lots and how it will be irrigated would help
define the treatment of this area on the plan. Forestry recommends that adequate irrigation be
available for the establishment and growth of street trees.

Use canopy shade trees as street trees. Some ornamental trees are shown as street trees but should
be changed to canopy shade trees. Ornamental trees such as Chanticleer pear could be used near a
street light if that prevented planting one shade tree by that lot.

All the lots on sheet LP3 are all less than 60 feet wide so please show one street tree per lot. (LUC
3.2.1 D 2 a If two or more consecutive residential lots along a street each measure between 40 and 60
feet in street frontage width, on tree per lot may be substituted for the 30-40 spacing requirement. )
To meet the utility separation, driveway separation, spacing between trees and allow room for
driveways only one tree per lot can fit on these narrow lots on LP3.
Side lot trees should be spaced at approximately 40 feet spacings.

Skymaster English oak has been used. This is a good shade tree but on recent project Forestry staff
has found that it is not available in the trade. Due to lack of availability change Skymaster English Oak
to Skyline Honeylocust.
