03/18/2013: No TIS was recieved nor any contact to discuss the need of such that I can find evidence
of. Reviewing the site though provides that we would have waived the TIS. I assume the applicant may
not have contacted Transportation Planning to determine any ped/bike needs. If not I would
recommend the applicant contact them at 970-221-6376.

01/28/2014: 1 did not find comments in Accela that would indicate utility providers require the additional
dedication(s) and will presume this comment is no longer applicable.
03126/2013: Engineering will defer to the individual utilityproviders whether utility easements need to
be dedicated behind the right-of-way for Grant Avenue (9 feet), Olive Street (9 feet), and the alley (8
feet). If comments are made from the utility providers during this review requiring the dedication,
Engineering will review the easement and require fees associated with its processing and recordation.
Note in reference to the previous comment that if a conduit is to be provided instead of
undergrounding, the utility provider might need an easement.

03/1212013: The existing underground electric service to the existing house appears to where the
carriage house is planned. This electric service line will need to be field located by calling the 1-call
locating system at 811. The electric service will need to be moved by Light & Power at the owner's
expense if it conflicts with the carriage house.

03/12/2013: Electric development charges will apply for the new electric service to the carriage
house. These are estimated to be about $3,500. Please coordinate power locations and charges with
Light & Power Engineering at 221-6700.

01/28/2014: No Comment from Erosion Control. This site; disturbs less than 10,000 sq-ft, is not in a
sensitive area, and is not in a larger development under construction. Therefore, no submittal of
erosion control material is needed. However, the site still must still be swept and maintained to
prevent dirt, saw cuttings and other pollutants from entering the storm sewer or else BMPs will be
required of the site. If you need clarification concerning this, or if there are any questions please
contact Jesse Schlam 970-218-2932 or email @ jschlam@fcgov.com

03/2612013: Please include more detailed grading just north of the proposed carriage house. There
looks to be close to a 2 foot drop within the 5 foot area to the property line

01/28/2014: The intent was to add "Excavation Permit required through City Engineering Department"
after the phrase indicating "NEW SEWER LINE TO CARRIAGE HOUSE", instead a new label was
added indicating '"Excavation Permit required through City Engineering Department" after the "New
Sewer Line to Carriage House" indication'. Please tweak this on the plan.

01/28/2014: The note that was added should remove "verification to be made with the overhead utility
provider". The "veirification" pertained to verifying whether the utility provider preferred conduit
installation or undergrounding of the utility line.
03/26/2013: The plan will need to either indicate that the exsiting overhead line along the alley will be
undergrounded abutting the property, or conduit installed to accommodate the future undergrounding,
in accordance with 3.3.2(D)(7)(b). Verification should be made with the overhead utility provider.
