2a. What are you proposing/use?
We are proposing to construct a new 800 SF, 1.5 story Carriage house at the northwest corner of the
site. The footprint of the new structure will be 20'-0" x 26'-0" (520 SF) with the additional 280 SF in the
7'-6" high % level above. This new structure is not intended to be used as a rental.

2b. What improvements and uses currently exist on the site? 59g
This is a residential property that currently has a 3,192 SF, 2-story house, a 598 SF 1.5-story detached C300
garage and a 173 SF shed that currently resides where the new Carriage house will be located. The (J !m
existing shed will be removed for the construction of the new Carriage house.
2c. Describe the site circulation (auto and pedestrian), parking and how it coordinates with the existing
neighborhood?
The site circulation will not be affected by the new Carriage House. The site is currently bordered by
West Olive Street to the south, South Grant Street to the east and a 20' alley to the west. Access to the
site will not change.
2d. Describe site design and architecture
The new Carriage House design will be historically compatible with the existing home and new detached
garage. The site design will be based on City standards.
2e. How is your proposal compatible with the surrounding area?
Care will be taken with the architectural design of the Carriage house so that its features blend in with
the surrounding structures. There are several other properties in the neighborhood that have Carriage
Houses, and these lend to the historic character of the neighborhood.
2f. Is water detention provided? If so, where? (show on site plan)
Water detention is not being provided.
2g. How does the site drain now (on and off site)? Will it change? If so, what will change?
The site currently drains to the alley and this will not change with the construction of the new Carriage
House. Care will be taken with the roof design to ensure run-off with not negatively impact the adjacent
neighbors.
2h. What is being proposed to treat run-off?
