05/14/2014: It doesn't look like any revisions have been made to the site plan. It should be updated
to show the new building footprint and size for the house based on the permit application which has
been submitted.
11/06/2013: The site plan now shows the garage, and a dashed line at the house, which I think
represents the new footprint with the planned addition. This line needs to be shown more clearly and
needs to be labeled. Then the note on the existing house footprint needs to be changed to
something like "existing footprint = 1441 sf., proposed footprint with addition = ??? sf.
05/21/2013: Since a building permit application has also been submitted for an addition to the house
and for a new detached garage, the site plan for the carriage house must also show those
improvements for reference.

11/06/2013: The permit application for the house addition shows an exterior stair to the basement in
the area where the walkway is now proposed. Does this mean that there will no longer be an exterior
basement stairway?
05/21/2013: There should be a walkway connection from the carriage house to the Grant
Avenue sidewalk.

05/23/2014• Seeking to confirm that the dashed lines east of the house represent the new home
footprint with the proposed addition? If so, this is hard to distinguish between the lines representing the
rear half of the lot and the underground electric service line. Please use a different line type or line
weight to make this information clearer.
If this is showing the new footprint, it also does not appear the full extent of the remodeled home that
will be on the rear half of the lot is being taken into account. Please examine the calculation, site plan
note and hatching and update as necessary.

The existing house at 416 North Grant was determined individually eligible for Landmark Designation
per Municipal code 14-72. The proposed carriage house should not have an adverse impact on the
eligible building.

(filed under concurrent building permit B1302219) and will be scheduled for review at a Final Hearing
by the Landmark Preservation Commission. Please contact Historic Preservation staff for submittal

Please continue to list the existing size of the house, but also include the total future size with the

05/24/2014: In previous rounds of review, was there discussion of adding a street tree in the parkway
strip? If spacing between street lights (40' for canopy shade tree or 15' for ornamental) and driveways
(8' separation) can be accommodated, a street tree in the parkway strip should be added to the
landscape plan.
