MELDRUM) - FDP - FDP120024 - CORRESPONDENCE - REVISIONS• Painted fabricated channel fascias at roof canopies revised to prefinished composite metal cladding to address concerns over constructability and longevity of painted steel finishes. • Designation of overflow roof and patio scuppers added based on locations required by final roof design. All primary roof drainage will be internally piped, therefore these scuppers will not discharge except in case of failure of primary drain system. • Typical roof parapet extended 24" +/- above roof surface to allow for termination of roofing, based on confirmation of roofing systems and contractor input on constructability. Sheets E1.0 thru E1.4 Lighting Plan: • Site Plan, building footprint and building elevations updated to reflect changes to those base drawings. Sheets L1.1 thru L1.3 Site Plan, Landscape Plan and Tree Mitigation Plan: • West Entrance — an elevated stoop was added to the west side of the building at the main entry. This level is accessible by both stairs and a ramp that runs along the south fagade of the building. This change was necessary due to an elevation change in the building required by base flood elevation. • Revised the planting at the southwest corner of the building to work with the new West Entry configuration. Trash/Utility/Service Enclosure — The design of this area has progressed since our earlier submittal. There is now a better understanding of all of the uses and utilities that need to happen here. The entire area will be enclosed on all sides by either a 6' wall or building, so that this "back of house" area will not be visible by the general public. The design includes an area for trash and recycle collection with it's own gate. A separate gate has been provided for access to the building or other areas (such as the generator or grease trap) as needed. There are also two pedestrian gates that allow building user access to the area. See the attached elevations to understand the design intent of the walls and gates. • Electrical meter moved to coincide with location on approved Utility Plans. • North Sidewalk — a 5' concrete walk has been added to the north side of the building to allow access from the proposed restaurant area to the trash and recycle area. This area also shows the landscape in this area. It is assumed that there will be some coordination with the adjacent property to re -vegetate this area after construction. • Granite Benches - reduced the size and number of granite benches in the plaza. Removed the two benches that were in the Foodway area. • Tree Grates — replaced the 4'x 4' tree grates with 6' x 6' tree grates as requested by the City. • Updated Planting — Updated planting list and numbers based on revisions. • Planting Notes — added planting notes as per City request • Bike Racks — moved bike racks inside the property boundary line. Floodway — added 100 Year Floodway and Flood Fringe lines to the Site Plan. If you require additional explanation of any of these conditions please do not hesitate to contact me. To facilitate your review, the following is an itemized summary of notable revisions made to these documents since the previous Final Plan submittal. Some of these changes were precipitated by issues raised during staff review and subsequently addressed by the team. Others changes reflect additional Owner, contractor or engineering input that was not available at the time of previous submittals but has now been incorporated. Sheets A -land A-2 Architectural Building Elevations: • Grade line at base of building adjusted to reflect final grading and finished floor elevation required by base flood elevation. • Site stairs, ramp and associated site walls added to building elevations as informed by site plan and grading plan. • Overall building height (to top of mechanical penthouse) updated due to building raised above base flood elevation, and as informed by further structural engineering. • Pattern of prefinished composite and single skin architectural cladding systems updated to reflect standard dimensions of final material selections. • Cornice element revised slightly to reflect final material selections and detailing based on confirmed budget and as informed by further structural engineering and analysis. • Exterior door arrangement at future restaurant space on SE corner revised based on stair and ramp configuration as well as optimization of patio space, based on needs of potential future tenant. • Single doors on N facade shifted from previous submittal to reflect changes to Owner's building program. • Overhead receiving door on N facade has been eliminated to reflect changes to Owner's building program. Adjacent building wall recomposed; clerestory window into bike storage room added. • Trash/utility screen expanded to screen a larger area that now includes a generator (refer to site plan for layout).
