Dear Mr. Holland:
Thank you for the opportunity to comment on the proposed modifications to the property located at 502 Wayne
Street at the southeast corner of Wayne and Magnolia. I am located at 1108 West Magnolia so am just half a
block away. I strongly oppose this development.
I have owned my property since 1977 when no one had yet coined the term "Old Town." While there have
always been some large, historic houses in the neighborhood, most of the neighborhood consisted of modest
houses lived in by persons with modest incomes. It is truly distressing to me to see the changes happening in
my neighborhood. There are more and more large houses and correspondingly fewer smaller houses for
persons of modest means. Yards_and_garder�s_are_a1s.Q gettiir g smaller_as_buildings4ake-up-more_ofthelot_space.
Money, not the welfare of the neighborhood, appears to be the primary motivator in these changes.
In the past decade (approximate) these changes have occured on West Magnolia Street from Sherwood (where
residential structures begin) to City Park where the street ends. This is a distance of about one mile.
Scrap offs with the addition of large second stories:
516 West Magnolia
604 West Magnolia
912 West Magnolia
1002 West Magnolia
1316 West Magnolia
New, very large homes at
617 West Magnolia
621 West Magnolia
806 West Magnolia
three very large houses where Magnolia ends at City Park. These houses replace one large home that was tom
down.
Additionally, the same process is happening on the streets intersecting Magnolia. I realize that there were no
ordinances in place to prohibit these changes. Since there is zoning in place to prevent another new house on a
small lot being built in our neighborhood, I beg you to enforce the zoning restriction rather than grant an
exemption.
Thank you for you consideration. I would be grateful to learn the decision that is made after the hearing next
week.
