Please accept my comments in this format. I support the proposed Project Development Plan #PP130005 with two Modifications of Standard for the Stoner Subdivision. The property in question is approximately one -quarter (1/4) of an Old Town block. The east portion (the proposed Lot 2) appears to be sufficiently large enough for a single-family residence with yard space. The existing garage remaining on said Lot would eliminate the need for space to build a garage. Because the address of the property is designated on Wayne Street, the proposed Lot 2 is identified as on "the rear portion of the existing lot." However, the Lot 2 portion would front on Magnolia Street, which would not be considered "rear." Constructing a one story single-family residence on this portion of the property is an intelligent use in the Eastside/Westside Neighborhood of Old Town Fort Collins. Therefore, I support the approval of the first Modification. As the currently -unpaved alley is not one we use, I have no comment on the second Modification.
